Three ways to lower the tax on your home

Each program has its own requirements. You can receive only one of them at a time.

  • Elderly & Disabled Exclusion Removes part of your home's value from taxation.

  • Circuit Breaker Deferment Caps your tax at a share of your income. The rest is deferred, not forgiven.

Before you start. Have these handy for the most accurate result:
  • Your age, or proof of a disability
  • Your home's appraised value
  • Last year's total household income

Tell us about you and your home

Do you own the home and live in it as your permanent residence?
Have you owned and lived in the home for at least 5 years? Required for the Circuit Breaker program only.
Age 65 or older qualifies as elderly.
Shown on your tax bill or property record.
Are you totally and permanently disabled?
Are you a disabled veteran with a 100% service-connected disability, or receiving benefits at the 100% rate? Unmarried surviving spouses of qualifying veterans should answer Yes.
Include all sources for you and your spouse: wages, Social Security, pensions, retirement, interest, dividends, and rental or business income.
